Policies
- Rates are for up to and including 4 persons.
- Cottages are limited to a 4 or 5 person maximum.
- There is an additional charge of $20 per person, per day for the 5th person.
- All fees are subject to 9% ME State lodging tax. (SUBJECT TO CHANGE AT ANY MOMENT AS PER STATE REGULATIONS).
- First deposit must be received within 2 weeks of signing lease to hold a reservation.
- We have a no pet policy due to allergies of other guests & Smoking / vaping is not allowed inside the cottage
If booking before January 1st for the following year:
- A deposit of 1/3 is required to reserve a cottage within 2 weeks of signing lease.
- 1/3 is also required by February 1st.
- Final payment (1/3 + Tax) will be due 2 weeks prior to arrival.
- Invoices will be sent out with plenty of time to review & return before due date. For convenience, we offer electronic invoices / lease, or you can choose to receive invoices VIA USPS as well.
If booking after Jan 1st for the current year: (i.e booking Jan 1st 2017 for the 2017 season)
- A deposit of 1/2 is required within 2 weeks of signing lease to hold a reservation.
- Final 1/2 payment (plus tax) is due 2 weeks prior to arrival.
- Invoices will be sent out with plenty of time to review & return before due date. For convenience, we offer electronic invoices / lease, or you can choose to receive invoices VIA USPS as well.

Cancellation Policy:
- A full refund will be given once your full time has been re-rented. The earlier you can notify us, the better your chances; however, we do understand that emergencies and unforeseen circumstances happen.
